Least Cost Based Selection (LCBS)
NICL Building, Karachi and NICL Building, Islamabad is occupied by NICL for its operations and remaining floors and units are occupied by tenants or vacant on and off and, therefore, NICL requires real estate agency firms (brokers) on panel to share any requirements for onboarding new tenants with services required as per scope of work.
The requirements shall be shared on need basis and offcer or potential tenancy is to be shared by the broker with details of offer and once onboarding is done the commission shall be paid accordingly.
The real estate agencies may apply for NICL Building, Karachi or NICL Building, Islamabad or both items in the task as per their offices and eligiblity for both cities.
Scope of Work
a.Leasing property on competitive market rates.
b.Coordinate and conduct comprehensive on-site facility tours with prospect corporate tenants.
c.Actively bridge communication between NICL and companies seeking premium corporate office spaces.
d.Introduce pre-vetted corporate clients who possess valid financial standings and clear legal backgrounds.
e.Tenants screening and due diligence.
f.Facilitate initial negotiations between prospective tenants and the NICL real estate management team.
g.Drawing up tenancy and lease contracts / agreements in the best interest of the landlord (NICL) / and as mutually decided between both parties.
h.Any other property management task(s) / service(s) as desired by the management and as per the emerging needs, rules, regulations, and laws.
Onboarding Timeline
a.The real estate agent must identify and seek potential tenants within 1 month of vacancy shared by NICL.
b.The agent shall also ensure timely completion of formalities mentioned under scope and payments schedule below.
Payments Schedule
a.The Commission Structure: A fixed commission equivalent to one (1) monthβs rent of the leased unit will be paid per successful deal.
b.Zero Retainer Basis: No upfront marketing costs, retainers, or monthly fees will be paid by NICL to any broker.
c.The Payout Trigger: The commission becomes payable only after the complete onboarding of the tenant. This requires a signed lease agreement, deposit of advance rent/security bonds, and physical possession by the tenant.
d.Non-Exclusivity Rule: The open framework agreement utilizes a panel of multiple brokers.
e.Payment period: The payment shall be made within 30 days after satisfaction of Point above.
f.Payment Deductions: Payment shall be issued after deduction and withholding of taxes as per rules and documents submitted for any tax exemptions.
Assignment Allocation Mechanism
a.The requirements shall be shared with all pre-qualified agencies.
b.The agency who responds and shares the highest offer (monthly rental rate) by potential tenant shall be considered.
